Kris Wilson serves as the Office Operations Specialist at BET&R. They support our administrative and technical teams by managing our IT support, equipment, and assisting with BET&R’s technical work product including Field Reports, Specifications, Submittals, Request of Information responses.
As a Building Envelope Monitor Tim assists with Field & Survey Reports, and on-site monitoring of roofing and waterproofing applications. He also assists with composing Pre-Completion and Completion Survey Reports to back-check items for Project close-out.

Julianna Carlson, MPA, brings high level organizational, analytical, and communication skills to her position as Office Operations Manager here at Building Envelope Technology & Research (BET&R). Ms. Carlson is an integral part of BET&R’s project administration process both on and off Project sites.
Quyen Vu serves as the Administrative Specialist at BET&R. She keeps us organized and all going in the right direction. She has a background in finance and online retail. Her primary role is to assist technologists with Field Reports, travel, teleconferences, correspondences, and other office administrative duties. Quyen also handles client billing, banking, and office accounts payable along with the Office Operations Manager. She is probably the first point of contact to greet you when you reach BET&R either in person or through telephone.
Riley Montemayor is the Administrative and Technical Assistant and has been with BET&R since early 2019. His primary role is to assist the Technical Director and technologists with Field Reports, Survey Reports, teleconferences, and correspondences.
He also works as a Roof Monitor, who is responsible for on-site monitoring, drafting project communique to ensure the project is on schedule, and composing Pre-Completion and Completion Survey Reports to back-check items for Project close-out. Along with the Testing Manager, Riley does research on sample materials and is in charge of office procurement of new materials. Riley brings a great attitude and attention to detail to the BET&R Team.
Mr. O’Brien brings comprehensive knowledge and experience in new construction building envelope inspection and code compliance testing to the BET&R Team. His skills include Infrared Thermography, building exterior surveying using drones, and water testing of fenestration units.
His primary responsibilities include monitoring roofing, cladding, and waterproofing applications for new construction and retrofit projects, as well as, the project administration tasks that arise while on site. Additionally, Mr. O’Brien conducts leak path and spray rack water testing of fenestration units, including window and door assemblies, and participates in building envelope forensic investigations and condition surveys.
Jacob Magraw-Mickelson, Building Envelope Technical Assistant, brings excellent design experience to the BET&R Team. His education and practical knowledge, as well as hands-on experience with aspects of building construction, and visual communication have provided him with a strong background for his work at Building Envelope Technology & Research. Jacob’s responsibilities include monitoring roofing, cladding, and waterproofing applications for retrofit and new construction projects.
Jacob conducts surveys and prepares documentation of existing conditions for cladding, fenestration (windows and doors), waterproofing, and roofing systems. Additionally, he has experience conducting leak path and spray rack water testing of fenestration units, including window and door assemblies.
Dan Jaramillo has been an invaluable part of the BET&R team for 15 years, serving as a Project Administrator and Building Envelope Technologist. Dan’s responsibilities include project administration for building envelope retrofit and new construction projects. Dan is experienced in preparing isometric building envelope detail drawings, technical specifications and Rough Order of Magnitude (ROM) cost estimates for building envelope retrofit projects.
Dan leads building envelope surveys and forensic investigations, conducts leak path testing of fenestration units (i.e., windows and doors) and is a certified Building Science Infrared Thermographer. His experience, training, and excellent communication skills combine to provide clients with thorough, technically astute building envelope consulting to resolve existing issues and prudent solutions for designing and constructing building envelope systems.
Stephen Elliott, Senior Roofing and Building Envelope Technologist, provides expertise in the roofing, waterproofing consulting, investigation, and construction administration, including on-site monitoring. Stephen brings great experience regarding the built environment, as well as, exceptional technical and communication skills to his work.
He has developed and documented results of complex testing and research projects to examine performance of roofing materials in different climatic conditions, including a full scale Underlayment Testing and Research Project and TPO Roof System Research Project. Stephen is a professional member of IIBEC, and ASTM, has presented testing and research seminars at WSRCA Conventions, NRCA’s IRE Convention, and several Regional Contractor Association events, as well as co-authoring a wide variety of technical bulletins, articles, and guides. Stephen also provides a great wealth of technical expertise and project administration talents to each project, acquired over his 11 years at BET&R.
Martha Carlson has worked at the Firm since its inception. She specializes in organization management and works in several capacities at Building Envelope Technology and Research.Her current, primary responsibilities include contract management, internal quality control and risk management. Additionally, Mrs. Carlson handles diverse tasks ranging from project staffing coordination, new project intake, business insurance, and marketing oversight.
Jim Carlson, founder of BET&R, has over 40 years of involvement in roofing, waterproofing, and building envelope consulting and research. As the Technical Director and Founder of BET&R, Jim oversees the technical consulting, design, research, and testing services for roofing, cladding, fenestration, and waterproofing projects on behalf of a wide variety of public and private clients.
He is a nationally respected expert, serving on numerous industry committees, including as a current member of ASTM’s D.08 (Roofing) Executive Committee. Jim has provided technical consulting for contractor associations including serving for 20 years as Technical Advisor to Western States Roofing Contractors’ Association. Earlier in his career, Jim served as Deputy Director of Technology and Research for the National Roofing Contractors Association (NRCA), where he authored industry manuals, among several, The NRCA Roofing and Waterproofing Manual, 4th Edition.
Jim started BET&R 23 years ago based on the premise that building owners and buildings deserve quality work and access to technical expertise that facilitate achieving long-term, cost effective building envelope performance. This premise continues to be the basis of BET&R’s approach to each project and delivery of technical services.
Scott Vlotho, Director of Architecture, has provided architecture services for a variety of building envelop retrofit projects over his provides oversight for building envelope design at BET&R. Scott has acquired extensive experience in coordination of construction documents and project manuals. As a LEED- AP Certified individual, Scott provides a resource for sustainable design best practices, and continues to be involved in environmentally conscious projects, including green waterproofing and roof systems.
His education includes a Bachelor of Science, Masters of Architecture, as well as a Washington State registers Architect. His professional affiliations include American Institute of Architects (AIA), National Council of Architectural Registration Boards (NCARB), and LEED- AP. He serves as Project Architect for new construction, reroofing, exterior retrofit/repair, and historic restoration building envelope projects.
Juan Aguirre, BET&R’s Senior Building Envelope Consultant, has extensive knowledge and experience in building envelope products, detailing, and construction methods. During his 19 year tenure at BET&R he has honed his skills providing building envelope design review and project administration on numerous new construction and retrofit projects, including such high-profile buildings as Premier on Pine and State of Washington Department of Enterprise Services building.
His vast knowledge of building envelope products and systems is invaluable when the design and owner teams are deciding what products give them the best value. As part of his role at BET&R, Juan performs building envelope constructability reviews on new schools and public facilities services and he prepares detailed cost estimates for building envelope retrofit projects. Juan is a foremost authority on below- and above-grade waterproofing and has co-authored industry standard repair manuals, as well as conducted seminars on the subject.
His previous professional experience included waterproofing division manager, technical coordinator, and lead estimator. His education includes an advanced degree in Architecture Design Theory and Methods from Universidad UNAHH Honduras.
Andrew Guy, Laboratory & Testing Manager, brings experience in designing testing for building envelope materials and material systems to the BET&R team. He works with the project team to develop, execute, and analyze material tests for specific properties, compatibility, and life-cycle properties to meet our client’s needs. Mr. Guy’s role includes managing BET&R’s Laboratory, including testing materials, standards, and protocol.
He manages BET&R’s technical & testing equipment, calibrates instruments, catalogs items, and procures new equipment for conducting cutting edge building envelope related tests. Andrew assists with building envelope system application monitoring, including Project Administration for mid-size multifamily reroof and cladding retrofit, as well as investigations and testing of building envelope systems and components for diagnostic purposes and according to ASTM and AAMA guidelines.
He is also one of BET&R’s Technologists experienced with conducting and interpreting Infrared Thermography images and surveys of buildings. Andrew is trained and licensed in the use of small unmanned aerial systems (drones) for surveying large swaths of roof and cladding sections. He is also certified in Building Envelope Commissioning.
