University of Washington – Hansee Hall

BET&R was engaged to conduct an in-depth survey of the exterior brick masonry, mortar joints, exterior architectural elements, flashing, windows and doors, and brick chimneys with the purpose of identifying leak causation, assessing the overall condition and evaluation of the weather-resistive performance of the exterior cladding and windows.  During the survey work, the permeability of the masonry was tested via RILEM tubes.  BET&R utilized drone technology to survey difficult to access roof areas.  Once the findings and data were collected from the exterior assessment survey and testing, BET&R prepared a Facility Exterior Assessment Survey Report, with recommendations for phased, prioritized repairs. The report also included a rough order of magnitude (ROM) cost estimate for the recommended repairs.

West Seattle High School

BET&R conducted a condition assessment and survey of the existing low-slope single-ply, and step-slope clay tile and sheet metal roof areas at this large High School.  BET&R then prepared a condition assessment and leak causation report and assisted in preparing a budget cost estimate for prioritized repairs and replacement.  Once our Firm was selected to be part of the design team, our technologists performed a pre-design survey at West Seattle High School in order to provide the Project Team with product recommendations, and to assist in preparing project documents for multi-phased reroofing projects.  BET&R’s technologists prepared building envelope-related specification sections for each of the reroofing projects, and reviewed the Project Architect’s specification sections and architectural drawings.

During reroofing, BET&R provided part-time technical monitoring, producing Field Reports, action item matrix, and progress maps for each site visit.  Once the Project neared completion, we performed pre-completion inspection and generated a punchlist and then performed a back check completion survey to facilitate the successful completion of the first phase of roof replacement at West Seattle High School.  BET&R worked with the Project Architect and School District to implement a new contract delivery method for this project, and successfully executed an E&I cooperative purchase agreement with a quality-oriented roofing contractor. The project was completed in a timely manner and within the budget, despite unforeseen conditions that differed from the as-built drawings.

Ballard High School

BET&R performed pre-design surveys of Ballard High School in order to provide the Project Team with product recommendations for reroofing projects.  BET&R’s technologists prepared technical roof-related specification sections for this reroofing project, and reviewed the Project Architect’s specification sections and architectural drawings.  During reroofing, BET&R provided part-time technical monitoring, producing Field Reports, including photos and action items through the successful completion of the roof replacement at Ballard High School.

Multiple New Schools

BET&R was selected for a multiple year contract as the building envelope consultant for Seattle Public Schools (SPS) Building Excellence V Levy for new school and school addition projects.  BET&R is providing building envelope design review, product recommendations, and technical consulting to each Project’s architecture team.  Once the Projects are in the construction phase, we review building envelope-related submittals and requests for information.  Our skilled monitors observe and document the installation of waterproofing, roofing, and cladding systems, as well as windows, storefronts and other fenestration systems.  BET&R is assisting SPS in achieving their goal of having all new schools be built for long term, leak free performance.
