Hilltop Middle School serves a rural community on the coast of Washington State, where buildings are often battered by strong wind-driven rains. BET&R was engaged to investigate leaking windows and window flashing issues at the area's only Middle School, and negotiate a solution that the Owner, Contractor, and bonding company could agree on. BET&R's failure investigation included visual survey, moisture meter testing, window water testing, and invasive testing. After our investigation, BET&R developed a plan, with solutions, and a schematic budget cost estimate for a retrofit of the windows. BET&R prepared project documents, including detail drawings, Scope of Work, and outline specifications, for the retrofit of select windows, replacement of other windows, along with flexible membrane and sheet metal flashings, then coordinated the window repair and retrofit work. BET&R also organized in-situ window mock-up assemblies and executed water testing, to help ensure that the recently-installed and now retrofit window systems would provide long-term weathertight and watertight protection for this important historic community facility. BET&R participated in the Pre-Construction Conference, and monitored the window system installers to facilitate adherence to specifications and drawings, manufacturers' requirements, and fenestration industry good practices. BET&R performed Pre-Completion and Completion Surveys, to assist with Project close-out. This project was completed on-time, within budget, and with minimal disruption to school operations.
